A LOMA (Letter of Map Amendment) is a survey that removes the portion of the property that is above the Base Flood Elevation (BFE) from the Flood Hazard Area. FEMA uses LOMA Surveys to revise and update their maps.

e-LOMA

An e-LOMA (Electronic LOMA) is a filing of information to FEMA for the purpose of removing the residence from the flood insurance requirement. Unlike the full LOMA, this does not remove any auxiliary structures such as detached garages, sheds, etc. and is not transferred with the deed.

Flood Elevation Certificate

A Flood Elevation Certificate is a filing of information to the insurance company, very similar to the e-LOMA but does not remove the insurance requirement, it only helps the flood insurance company set the rate. This is often used when the structure is located within the Flood Zone but is towards the top of the zone.
